TAX CREDIT CAN BE USED TOWARD CLOSING COSTS!
FHA-approved lenders received the go-ahead to develop bridge-loan products that enable first-time buyers to use the benefits of the $8,000 federal tax credit upfront, according to eagerly awaited guidance from the U.S. Department of Housing and Urban Development on so-called home buyer tax credit loans that was released on May 29, 2009. Under the guidance, FHA-approved lenders can develop bridge loans that first time home buyers can use to help cover their closing costs, buy down their interest rate, or put down more than the minimum 3.5 percent. The economy is slow…home prices are down…the car industry is in trouble…and unemployment is at a all time high in Michigan, but, the phones are ringing!!!!! Yes, real estate in Grand Rapids is starting to make a come back. Talking with other agents in around Grand Rapids, most of them are saying the same thing, I am busy!!! Homes are getting more showings, buyers are calling and agents are selling more houses!! That kind of talk was not out there 6- 12 months ago. The real estate market in Grand Rapids and it’s surrounding areas is on the rise. We have seen evidence of this with the data put out by the Grand Rapids real estate board over the past few months and I am proof that it is true. So, don’t be shy about your house, there are buyers and sellers out there.
Grand Rapids has been and always will be a great city to live and raise a family. We have been in magazine after magazine showing off what we have here in Grand Rapids and now, despite all the bad press everywhere about the economy and Michigan, Grand Rapids will again show it’s true colors and come out on top. We have a lot to look forward to here in western Michigan in the near future. We have the incoming Michigan State University Medical School, the vibrant downtown area continuing to grow and prosper and our great lakes are in bloom and ready to shine with the upcoming summer season. Grand Rapids, Michigan’s second largest city is distinguished for any number of national rankings. It has been in the top 10 for “most affordable housing, by USA Today for being in the top 5 for “Entrepreneurial Hot Spots’, one of Forbes 25 “Bohemian Bargains:”, named one of the country’s “Best places to Live and work”, by Places Rated Almanac.All of this is not a surprise to newcomers as much as it is to current residents whose perception may be insulated.
One of the unique charactoristics of this community is that it is defined by the word”partnerships”. Newcomers to the Grand Rapids Real Estate market would be hard pressed to find singular heroes or heroines even among the families whose names grace many of our buildings. Those families drew others to collaborate in missions of charity or economic devolpment, including other businesses, political concerns philanthropic agencies and medical research facilities. What can and could be built by several individuals far exceeds what can be accomplished by just one.
So it is with this city and it’s suburbs, what defines Grand Rpids is the strength of the whole. The suburban growth of this metropolitan area contiues to blossom with the forthcoming Michigan State University Medical School and the research facilities that will accompany this venture. Our regional public transportation continues to sprout out inot the nsuburbs, making our city a more convienent place to live and get around in. Come be a part of a great city of “partners”.
